Modular Building Refurbishment for ExLog

Scope of Work

ExLog required a full refurbishment of a 27ft Zone II certified modular building originally manufactured in 1998. The project was awarded to Specialist Services with a tight 10-week deadline, involving complex repair and compliance tasks for continued use in Abu Dhabi’s regulated operational environment. 

Execution

Specialist Services, part of Centurion’s Middle East & North Africa region, began with a visual survey to define the full scope of refurbishment, including blasting and painting, component replacements (doors, locks, gaskets, drawer systems), HVAC servicing, and electrical and pressurisation testing. During execution, additional structural issues were identified, including failure of key HVAC components and the need to replace the A60 main door and emergency escape hatch.

 

Despite these unforeseen requirements, the Specialist Services team sourced all additional materials, completed necessary upgrades, and worked in close coordination with the client to deliver the refurbished unit on time and in compliance with safety and performance standards. 


Outcome & Value Delivered

The project was completed within the original timeline, and ExLog was highly satisfied with the quality of the refurbishment and the effective handling of additional scope changes.


As a result, ExLog awarded Specialist Services further refurbishment contracts for four additional modular buildings. The refurbished unit is now back in operation in Abu Dhabi, delivering renewed value from an asset in use since 1998.
